Title Examiner/Escrow Officer-Texas

Job Description: The Title Examiner is responsible for searching, producing and reviewing title evidence. The main duties include producing title reports, title commitments, title policies and resolving title defects.
Key Responsibilities
- Examine Property Records: Research deeds, mortgages, liens, judgments, and other records in public registries, courthouses, or online databases. Verify ownership history and identify discrepancies in title chains.
- Analyze Legal Descriptions: Review property surveys and legal descriptions for accuracy and consistency. Resolve discrepancies in boundary descriptions or overlaps.
- Identify Title Issues: Detect and report any encumbrances, easements, claims, or liens affecting property ownership. Flag issues such as unpaid taxes, bankruptcies, or probate matters.
- Prepare Title Reports: Summarize findings in title commitment reports for attorneys, underwriters, or real estate professionals. Detail exceptions, requirements, and conditions for title insurance policies.
- Work with Stakeholders: Collaborate with title insurance underwriters, attorneys, surveyors, and escrow officers. Address questions or provide solutions for resolving title defects or discrepancies.
- Stay Compliant with Texas Laws: Follow state-specific regulations, including Texas Property Code and requirements for title insurance policies. Ensure compliance with Texas Department of Insurance (TDI) standards.
- Update Title Databases: Maintain accurate records of title research and updates in internal systems.
Responsibilities
- Oversee the daily title deliverables for your assigned orders
- Perform title search within title plant records
- Examine title data to determine insurability
- Build title commitment
- Identify title issues and curative requirements
- Review deeds and entity documents
- Escalate title issues to title underwriter for consideration
- Review Purchase and Sale contract
- Review final title policies
Qualifications
- Required: Working knowledge of Texas rules and processes. Driven to efficiently use technology to streamline processes. Knowledge of Texas property laws and regulations. Proficiency in researching property records and public registries. Strong attention to detail and analytical skills. Excellent written and verbal communication skills. Familiarity with title insurance processes and real estate transactions. Must be a Texas Escrow Officer
- Valuable: ResWare or similar title production software knowledge. Multi State experience. Licensed Texas Escrow Officer. Certification as a Title Examiner or Title Abstractor
Education & Experience
Experience in title examination, real estate, or paralegal work.
